Assigning a property without a assignment clause

One investor told me that most of the times banks won’t accept a contract if it has an assignment clause. So the way he gets around it is to put the property in a llc and sell the llc. Is it possible to do this another way besides creating a bunch of llc’s and selling them off? Can you put it in a S corp and somehow get rid of it afterward without selling the s corp?

Selling an LLC has some nasty tax consequences and some states impose a transfer tax when the entity that owns real property has a change in ownership.
