If I get a property under contract would it be possible to assign the contract to the end investor without having to go to a title company? maybe just sign the contract under a Notary? thanks
yes it depends on your investor. we did that on a property. but most investors make you wait till the day of settlement.
what we do is sign the assignment form and it states on there that we get paid at settlement. they pay all the closing costs, we just pick up a check.
Okay I get what your saying but would he and I actually have to be at a title company to assign the contract to each other ? or could we just have the contract signed under a Notary- for the assignment to take place-?(and then wait for closing)
actually we do the assignment form via fax. the investor who i assigned the contract to got the title company set up for himself. we didnt have it notorized. if you have already assigned the contract and signed it, you dont have to go to the closing if you dont want to. we do to pick up the check.
