I have a section eight approved renter coming tomorrow to rent a home from me. Is there anything I do different as far as leases and do I also do an application? This is my first s-8. Thanks !!!
Their agreement will supersede your lease if there is any disagreement. You should apply the same criteria to them as any other applicant to avoid fair housing claims.
Your lease; your application; and your screening should be exactly the same for Section 8 tenants as any other tenant. Section 8 requires you to sign a lease addendum which basically adds a bunch of provisions to your lease. I would suggest going to your local Section 8 office and picking up a landlord packet, which should contain a lot of good info (including a copy of the lease addendum).
