Appraisal help/questions

We are getting ready to refinance our first rehab to live in, it is a 3bd one bath. My main question is that currently we turned the small middle bedroom into a walkin closet, with adjustable clothes racks on all the walls. Will the appraiser count this as a bedroom or a closet? I would prefer it be counted as a bedroom, so that the appraisal comes back higher. I just don’t know how these things work.

Should we stage a bed in the room? Or should I have anything to worry about?

If it’s a closet and not a bedroom it will be counted as such.

If it is going to be counted as a bedroom it must have a closet.

A bedroom must have a second means of egress (a window) and a closet.

The room does have a closet, and was considered a bedroom when we bought the house. All the houses on this block are exactly the same and are considered 3 bedrooms. As far as a window it has an internal window that opens to the stairwell where light from the skylight enters. We just re outfitted it with racking for clothes because all the closets are very small.

The racking is removable and adjustable, we were going to stage a mattress on boxes. with sheets hanging over (seen it staged like this in other houses). And leave half the racking in.

every state has dimensionsl requirements (as well as others) for the classification of interior living space. here in NC i think its 8x8 or something close to it. it would have to have a closet and a second egress.
