QUESTION NUMBER ONE:
I receive a $40.00 application fee on all of my rental/owner financing applications.
I have stated in my application.
HOW MUCH MONEY DO YOU HAVE FOR A DOWNPAYMENT FOR YOUR HOME*_________________________________________(this has to be filled out for application to be processed if you are trying to buy a home)
DO YOU KNOW YOUR CREDIT SCORE? Y _____ N _______
CREDIT SCORE FOR EACH PERSON _____________ ___________
Most people are NOT filling out the downpayment part. They will fill out some of the other parts but not all. Some won’t tell me where they bank, they put in NA.
Usually when they don’t fill this out, it means they have no money.
Should I just give their money back and tell them no? What do you all do?
QUESTION NUMBER TWO:
Anyone that owner finances…when your buyer is 2 weeks or more late with payment, do you have your attorney write them a letter or do you?
I’ve got ONE buyer that has been late for 4 months. He pays really a month behind. IN Texas when they homestead you have to allow them to catch up the payments if they can.
Any advice to how to jump start these people. I’ve sent letters (maybe not the correct wording?), talked to them and they continue to be late.
