Apparently, I've Cut Off My Phone Calls

I’ve got a lower rent vacancy, and I get really tired of all the phone calls from people with no deposit money, bad credit, and no jobs. Seriously, perhaps 5-6 calls per hour when it is really bad. The phone ringing makes me grind my teeth.

So I put in the ad that deposit money is due at signing and all rent and deposits must be paid at move-in.

The result? No phone calls at all. Total silence here. The only sound the clicking of my computer keys.

Although, I did get a call from someone who has no income, but they are sure they can get a job and the state is going to pay their deposit money for them.

Ummm…hate to bring this up but if they’re sure they can get a job, why don’t they?

To you and me, this sounds pretty elementary but to a tenant, it’s rocket science.

There’s always some program to “help” them out. My new Sect. 8 tenant moving in Monday has a 70", a 50", and a couple of 42" flat screen tv’s but yet still needs gov’t help to make ends meet every month. How’s that for priorities?

Hey, I had an applicant on Section 8 who owned 3 horses (approximately $250 per month per horse to keep them) plus took in horse rescue. So the taxpayer is paying for her rent so she can afford to keep pet horses.

These weren’t necessary for her to make a living, like she was Amish, or had a horse drawn carriage business.

I’ve also had half a dozen Section 8 applicants who had $60K-$80K in annual income.

No wonder the tax-payers are ticked off.

Are you in San Francisco? I can see someone there making $80k per year, and still qualifying as low income / destitute. LOL

Dealing with low-lifes is the fastest was to blow a buzz.
The one excellent thing about them is that they get HUGE
income tax return checks and can’t wait to spend it.

Gotta an applicant right now who has $230 a month, applying for a $550 a month house. He’s getting a $12,000 back payment on disability and I said, “Better save some of that” and he says “No, I need a car, so I’m going to buy myself a nice SUV.”

There’s a reason they are tenants and will never ever be anything but tenants. Well, except this guy doesn’t even qualify to be a tenant.

Yeah, and it’s our (the “greedy” landlords) fault they don’t have anything…
Wherever he goes, I’m sure he’ll have full time cell phone & cable tv service even when he just can’t afford the rent.

Got a call the other day, person didnt have any deposit money, wanted to know if he can work something out with payments later… gave me that real warm fuzzy feeling I should rent to him, not!

Another one said he didnt make that much, wanted me to drop the rent by about 25%, lol…

Time to sell that dog in my opinion. Get rid of it and go buy something better,

Those would be a step up. Right now I’m getting people who are looking and wanting to rent the house who won’t have the $20 application fee for a week or two.

I mean, seriously. They don’t have $20 to their name and yet they think they are going to rent a house?

There are some really nice homeless shelters in this area. The homeless are put up in motel rooms and given free meals. But the nicer homeless shelters do drug testing and don’t allow pets. I guess that’s why they are coming around to waste my time.

If A prospective tenant asks whether I can work out something on the deposit, I say. “I sure can, when you have all of the deposit and first month’s rent saved up” I will discuss your application, until then don’t call.
