I just had a seller agreed to an offer to purchase a 3 unit apartment fully rented for at least another year. I did all my due dilligence. After all expenses and debt service,my cash flow for the year will be 14,432 dollars. I have all my papers prepared to show to private partners if i find one. What do i propose to him/her,like return,percent…How do i structure that,to have a private partner come in and help me with the deal.Can someone help me please, i have 45 days to close.I just need to know what to say to the private partner.Thank you
