Favorite FREE places to advertise available units? (besides craigslist)

If you’re in an area with a bunch of available units, what do you do to make yours stand out?If there’s not a ton of difference between price and ammenities, what smaller tips or tricks do some of you out there use to attract/entice renters to your properties?

A sign in the yard is excellent free advertising (except the cost of the sign, of course). As for getting the renter, I answer my phone - that puts you light years ahead of most landlords!!!

I’m past all that basic stuff, its already taken care of. Just by coincidence two other duplexes on the same block also just put up “for rent” signs within a week of me putting mine up. Mind you, we’re in a nice quiet suburb, on a nice tree lined street, all within walking distance of parks, schools, shopping, etc.

I go back to my original question, how do I set my property apart from the other two on the same block? should I spend some time doing extra landscaping on my house to spruce it up more, or offer some move-in specials, whats going to be most effective?

Rentometer.com has an advertising service I believe, and I find local newspapers to remain a surprisingly effective advertising method to get bodies in the door.

Once you start getting people in, to encourage a rental application or two start coming you way, staging tricks like baking brownies before an open house, etc can be useful. Here’s a link to a good article on easy
Another trick: offer a free month’s rent with a 2 year rental agreement, just make sure it’s the 24th month that’s free, and that the condition is they pay the other 23 months on time.

Do you accept pets? One thing I’m learning quickly is that if you don’t, you shut out a very large portion of renters, and that those with pets are quite willing to pay higher rent. make a sign that says “accepts pets” in big letters

Good advice on the pets, I do accept cats and some small dogs are negotiable; its not a very large apt so any medium to large dogs are probably impractical, but I’ll definetely make it a point to specifically outline that in my ads, thanks!
