anyone with a template for direct mailing

hi im a newbie and i was wondering if anyone had a template for direct mailings that tey could send me thanks in advance

i would stay away from templates. you won’t stick out from other investors if you use them.

While most templates don’t really sound personal, I would recommend creating a swipe file. If your unfamiliar with the term, a swipe file is pretty much a text file where you record all your favorite and eye-catching headlines, sentences, etc. from other direct mailings and whatnot. Then, when you have a decent list of things, just mix and match them together. It can really work wonders for your conversion rates.

What are you marketing for?

I’m going to have to say that if someone has discovered a marketing piece that works and get results, then by all means - USE IT FOR YOURSELF. Why would you want to start from scratch without any knowledge of marketing? That is why people sell “systems” that you can implement into your own business and get success.

Being a person who studies marketing as well as real estate, I fully understand that creating a compelling marketing piece is a challenging task. The psychology of people is complicated, and they respond differently to marketing. Gheez…don’t try to undertake the creating of persuasive copy.

Trust me, I talk to enough people to know that only a elite group of people actually implement a marketing plan. The others just dream about it.

I wrote a book on marketing a couple years ago… Advertising 101 for investors and in todays market there really is only a couple of marketing strategies you need to follow…

So don’t buy my book…

Direct mail and the MLS…

Mail to pre foreclosures and “free and clears” a FandC is a property with 40 equity or more… These two are the only two that make sense in an over leveraged marketplace…

although I sell a complete letter campaign right now letters are not even important… because of the buyers market postcards work great as long as you use a drip campaign. Once and done doesn’t work as well.

If you would like to read a little about drip campaigns go to my yellow-letters site… But again letters are great but postcards works well in todays market and are a lot less expensive…
