I have access to the MLS and I want to know how to best utilize it from an investing standpoint. Thanks.

Are you an agent too? Only agents have access to the mls. There are pretty strict fines for giving out your access codes. I would be very careful with that information because you could get both yourself and your source in lots of trouble.

Maybe your source for the code could help guide you and show you properties as they find them for you?

I’m an agent in ma. & anyone can use mls threw an agent, they sign up for automatic e-mails & can search, but you don’t get the full listing info only the public version. As to the ? you can request to sign up for comps as in solds that will help you value something. You can also request foreclosure properties if the listing broker has chosen to put that info in the description section a search will find it. (why they do it is beyond me, not in the best intrest of the sellers)

There should be an option to locate homes that was for rent but is now on the market. You can locate the renters and pitch them a loan or a home since they will need to relocate.

You could cross refernce the addresses you have for the rentals & then see if there are any matches for the address. I’m not sure I get your second have of the ? If it was once for rent then is on the market the lanlord probably didn’t get a renter & no longer wants to hold on to the property & a tenant most often can’t aford to purchase if thats what your proposeing. Are you looking for mortgage leads? You could offer the lanlord a program to do a lease option, wich could attrct tenants & better quality tenants.
