I was wondering what the veteran landlords thought of the home repair insurance companies like American Home Shield, that come out & repair broken things in your home for a set monthly fee & service call charge? Are they worth it in the long run?
We use and recommend AHS for our rentals. You can stipulate the tennant pay the site visit fee (usually $55) or split it with them, they pay the first $20. I like to give the tenant AHS toll-free number and contract number with instructions to call them first for any repairs (you can even list the covered items).
