I need a very Landlord protected lease agreement. I am about to rent out my first rental property and I want to be covered by all angles. Does anyone mind sending me a copy of their leasing agreement? I need everything in it from quarterly inspections to being evicted for 2 late payments. Pleaseeeeeeee someone help out a newbie!!
first, we need to know where you are. Local and state laws will dictate what terms are legal (or not). For example, you mention quarterly inspections, in some places this is illegal.
since it sounds like you are doing prop. mgmt youself, you will need to know the laws for your area and how to implement them in addition to having a solid lease. Also a good lease does not solve the problem of getting bad tenants if you do a poor job of screening applicants; it is only a defense strategy.
I would ask your realtor that sold you the property for a local lease or perhaps if you know a local landlord; or go to local real estate forum/seminar and ask around.

What does the “Peoples’ Republic of Maryland” say has to be in the lease? Most states have things that they require in the lease. I would go to a local Realtor, Landlord association, or the local REIC and try to get one there…if you can get it in a MS Word document, you can tailor it to your needs.
