Anyone familiar with using TIC(tenant in common) agreement to wholesale?

I’ve read a little about from someone who promotes the method as a safe way to take control of a property to rehab and flip or just flip without tying it up with a standard purchase agreement where often investors run the risk of not finding buyers and face problems dealing without a license. But a quick google search suggests maybe no one uses this method. So I thought I would check in here. If anyone does or has any input let’s hear about it.
