Anyone ever marketed to sell a property in a 55 and over community?

Hey there…I’ve been brought a deal for a SFH in a 55 and older community. The gentleman is willing to sell it to me for about 60% of it’s value whic of course is great however there’s a pretty hefty monthly maintenance fee attached. In any event, I want to L/O this property out but I don’t think the community will let me do any kind of renting. Therefore, if I take this property on I will likely have to just retail it. Has anyone been brought a deal like this and marketed to the senior community? Any recommendations on marketing to these folks? Anyone experience difficulty in doing so?
