Get to know your market…
You should have a good team including Realtors, Inspectors, and Appraisers. First stop for comps and market condition would be a Realtor…they will know whats selling and what it has in it. You will want to know that your comps are of like properties & upgrades.
ps…Drop the all CAPS, its hard to read and considered yelling.

most websites estimates are pretty rough and many of them seem to overestimate; particular in a transisitional market we have now in many parts of the country.
I agree that Realtors are your best choice but Bank of America has a site that gets you in the ballpark.
