I have a condo that will rent for about $1,100-$1,150.
My expenses are $1,250 it’s about a -100 cash flow situation. It has been on the market for about 3 weeks now. I just listed the condo in the local paper as Rent-to-Own. Is rent-to-own the only way to look at this as a good investment?
Another point is that the lease is done this month, if I do not get renters in there in the next 2 weeks im at 1,250 loss.
This is an excellent example of why you need to do the math before you buy a property and why you need a cash reserve to be an investor! Fortunately, you only have a negative cash of $100 per month, but as you pointed out when the property is vacant, you’ll have a whopping $1,250 per month loss. Throw in the occassional tenant that will trash your property and you’re destined to lose a bundle on this property.
The key here is to learn your lesson and never buy another rental that won’t cash flow. Get out your pencil and paper and start writing (100 times should do it)!

I get the point. I made 10k on the close, it should cover the loss for awhile. I just wanted to know if there is a way to make this a positive not a negative!
