Any Success With On-Line and Craigslist Marketing?

Hi, I was wondering if anyone has had success with marketing on-line and Craigslist marketing to get leads for motivated sellers?

I’ve been posting “We Buy Houses Cash” type ads with my website for a year now on Craigslist to attract motivated sellers with no success.

I’ve been trying to contact FSBOs and FRBOs on Craigslist and other home seller websites. I’ve asked FRBOs if they would consider selling their rental out right or doing a rent to own and asking FSBOs if they are interested in selling for a quick cash sale and fast close or if they will take a down payment and the rest in monthly payments.

Any thoughts on how to get motivated seller leads on a low tight budget? Thanks.

You can use IFTTT to setup craigslist post to get emailed to you. I got my first deal that way.

Maybe you can try reposting on Craigslist every few days so that your listing is always at the top, also try changing the title so that you can attract more people.

I use craigslist primarily for investors looking for off market deals in ct. have not had much luck with motivated sellers.

Drive for $$$ but instead of writing them a letter, post a yellow note on the front door

I have had success by consistently posting in smaller markets because there is less competition and the post will stay at the top longer but when I tried the same system in a large market I had no luck

It really depends what you define as a success.
I use Craigslist to drive traffic to my site. I am not looking to actually make a deal on Craigslist. So yes I have had success. I don’t bother with CL for the same reason I do not bother with MLS. Too much competition.

But here is what I suggest. You need a good site. You have to have a site that converts. Just jumping in front of a seller on CL is absolutely useless. If you think you are the only person the seller will encounter you are very wrong. This is where the site comes in. You lre him to your site. This already sets you apart from most other investors and vultures on CL. Then once on your site it is much easier to win them over and make a deal.

We’ve had a little success with CL. Several phone calls, several offers made, 1 completed deal on house we rehab. In our market, the competition is fierce as it seems that everyone in Austin has watched HGTV shows and now want to flip properties. Update: June 26, 2018 - We’ve had a recent flurry of activity off of our CL marketing. Sellers are telling us that they see us there and visit our website then they call or fill out one of our contact forms. It adds another layer to validate who you are and that you’re a real and serious home buyers. Persistence and consistency are key to any marketing plan.

I’ve been able to build my Buyer’s list pretty well with Craigslist.

Using it to get sellers has been less fruitful.

I’ve also had success with CL. Not in making or finding deals but with making contact with cash buyers. Made contact with 2 cash buyers just this week and meeting with one next Tuesday.:blush: Driving for dollars to find deals

When I first started my marketing the first thing I did was Craigslist. I posted a lot of ads which then brought more attention to my website and got 2 leads from it. I still post on craigslist 2-3 times a week. I don’t spend a lot of time on it now that i have my posts up and running.

Yep I haven’t had too much luck with craigslist finding motivated sellers. But my city is pretty competitive. I’m going to try a smaller market.

Sellers rarely call buyers off of Craigslist. They expect to be called. So, craigslist ads just backup the rest of your marketing.

You want to maintain headlines that include your most-converting buying benefit. This includes display ads in all the local throw-aways, and even on your bandit signs.

And all these other venues should be designed to back up your direct mail.

Meantime, you want at least seven lines in the water. Together they (hopefully) create enough exposure to keep your pipeline active.

Finally, you want to make sure that your ad copy is congruent (says the same thing everywhere).

BTW, few investors make this thing work doing only one thing to generate leads. Just saying.

Our success on CL has been mixed. Several phone calls, and some offers made. We bought one house so far from the leads received in over a year. However, I feel the ads on CL give us more brand awareness in our area.

Craiglist to us seems to be a useless way of advertising for houses anymore. Quit a bit of spam.

We set up a new website this past July with Carrot. Started using their CL training in August. Postings are in FSBO section and we’ve received several leads.
I’m currently waiting for one owner to arrange access with his tenants, have another to see this evening, and one to view tomorrow. The one tomorrow is already open to the idea of me presenting the property to my investors, as we are scheduled to close on one just down the street from his in a couple of weeks.

Posting consistently seems to be the key, along with giving them a website to learn more. I think the video testimonials on our site go a long way to build credibility.

Craigslist like any other marketing channel has it’s unique characteristics. Consistency is key and understanding when people search craigslist. Thursdays and Fridays I feel have the most people searching craigslist so re-posting around 1130am is good on those days. Using the correct keywords and locations you are trying to sell are crucial for what someone may type into craigslist to have your listing show up. Make sure if you post in several areas you have unique ads for each as craigslist doesn’t like duplicated ads in multiple areas. Goodluck!

I have had great success with Craigslist for Marketing of Real Estate, it’s like anything else your ads and pictures must be real good and the subject line must interest the buyer or seller. Picking the right section or sections is a must, as is key words that people will be searching for.

Have not tried it so can’t say.
