I am looking for some good standard clauses to put in my contract when making and offer. Anybody have some that you put in all or most of your contracts? Please let me know. Thanks, Joe.
I just use the standard TREC form. When I was a Broker I would add that to the contract. If you are buying subject to I would add a notice to the seller that the lender may call the note due because of the due on sale clause. Some add that the sale is subject to their partners approval, etc. I hope some other members can add some more here too. I do not do a lot of special clauses. Can can get pretty fancy with some of them

I usually only use the financial contengency. If my offer is off, weither I am using private funding or hard money, they will not approve it unless my numbers are very close… so I don’t see the need for any other contengencies to get in the way and confuse the sellers. This is just me though
