I work for a company who throws away alot of good leads that other investors will kill to have. I was wondering how can i sell the leads to other investors for a low flat rate without going through contracts and not getting ripped off? Also do i have to be a certified company to do this?
Well, legally selling leads requires a real estate license but many do it anyway. If no one complains, no one cares.
You can birddog these leads to established investors for $250 to $500 if you like. You don’t have to be on the contract to do so. There is no guarantee you won’t get ripped off, but if you network with investors and know the good, honest ones, you should be ok.

I’m concerned about ownership of the leads. Is the company allowing you to sell these leads?
If so, you can bird dog the leads to investors via email. Go online in several places and offer leads for $500, payable at closing. Build a list of investors. Then email the specifics of the leads; city, state, type of house, owed,etc… without the actual owners name or address. Once and investor states that they are interested, email them an agreement with contact information of seller.

In wholesaling you will need three agreements.
“Contract for Purchase and Sale Agreement”
This is your contract with the seller that locks you in control of the deal.
“Agreement for Assignment of Contract”
This is your assignment of the sells contract to the buyer. You want to get a deposit up front in case the deal falls through, you still get paid something. You will get the balance at closing.
“Memorandum of Agreement for Purchase and Sale Contract”
You record this with the county clerks office. This clouds the title, so that the buyer does not circumvent your contract and try to close the deal with the seller. It shows that you have financial interest in this property.
In order to be a wholesaler, you will have to contact the leads, make the deal and sign the contract. Whatever the situation, you will have to provide the right solution. Do you need to short sale, what are the repair costs, are there any liens, do you need to evict, etc…
A wholesaler can make between $5,000 - $20,000 a deal.
If there is a licensed realtor in your company you can probably work a deal with them so sell the contracts.
