I’m an aussie investor looking to diversify a little in US residential markets.
As such I would be most grateful for your thoughts & experiences regarding obtaining finance for foreign nationals with no FICO or social security number. I would assume may be seen to represent higher risk by the lenders and may pay a higher rate as a result.
I would be seeking a 70-90% LVT, a fixed 15 yr term on an IO basis. Would prefer to buy as a LLC but am prepared to put it in a personal name to make financing easier.
Final question relates to the difference in how lenders view different numbers of units in the one building. That is, are 4 unit + buildings subject to different rules to duplexes etc?
