Agents doing lease options

Any legal ramifications or cautions about doing lease options even though I’m an agent? I wanted to offer a program to sellers where I take over their mortgage payments, but market the property in order to sell it. I’d do a lease option contract and then deduct any mortgage payments and commissions from the sale.

This would mainly be used for relocation clients.

One of the clauses was the disclosure that I am a licensed agent as well as a real estate investor. The other clause gives me permission to market the property in order to sell it.
