Advice on flip, please.

I’m selling my first condo and got it for $55,000 below the appraised value and it is in great condition. All it really needs is fresh paint and the floors cleaned and re urethaned.

My first question is, since I got it cheap should I just pretty it up with some paint and sell as is or really spruce it up?

Do any of you guys recommend staging and what would I expect to pay for full furnishing in NYC? If so how do I find someone reputable?

Okay, I’ll bite … what was the appraised value? If its in NYC - then the price must be pretty hefty. So paint it and flip it. If you want to stage the place for selling, just call the local rental chains - the have what is called model home staging furniture packages and can give you monthly prices.

But, my real question is - why is Donald Trump asking questions about real estate? Don’t you know the answers? and don’t you have some apprentices that could help in this? ;D

I don’t think you need our advice but I’d like to sit down with you and ask you for some of your advice. You fly me into NYC and lunch is on me, fair enough? Better yet, does your wife cook? I’d rather look at her anyways than stare at your comb-over while we’re discussing business.

Ask yourself how long you want to hold it and what you want your profit to be. That will answer the staging question.

I would just flip it unless it is in a 4 or 5 star bldg and leave the staging alone. :wink:
