Additional ways to look for buyers?

Hi gang,

I took a suggestion and began calling on the various “WE BUY HOUSES” signs in my area, and it worked good - I have made a few contacts for establishing my buyers’ list.

One minor problem - out of the signs I contacted (5 different numbers) - 3 of them were the same guy, he’s definitely a player! LOL Well, good for him!

But can anybody give me some additional suggestions for where to find some rehabbers and further developing contacts for my buyers’ list? I do belong to an REI club but haven’t made contact with rehabbers who are interested in my particular area (and no REI club for this area, I travel quite a ways just to go to the one I belong to).

Once you have an actual deal I would suggest running an ad in the paper that says

200k for 140k
Located in blah blah
Must sell!
XXX-XXX-XXXX

You’ll get more calls then you know what to do with.

However that being said I suggest finding one rehabber to flip all your wholesale deals to. I’m sure you’re asking why. And that’s because you’ll find most are inconsistent and don’t get the job done. They don’t close on time or they come back and blame you for things they find wrong with the house. Just my two cents.

Look in your local classified ads for homes for sale and homes for rent. Cross reference those properties with your county’s property records to see who the owners are. You’ll find a lot of investors that way.

I think in my particular situation, both my partner and I are unemployed and have NO money to speak of. Since we’re both babes in the woods, we figure that wholesaling, specifically finding properties and assigning them to others, is a) the best way for us to get started with very little resources, and b) a great way to get our feet wet and learn the early aspects of this business.

Our first goal is to get a property under contract and assigned by Christmas. Next is to have completed 4 deals by mid 2006, and finally, up to 1 a month by the end of 2006.

Neither of us have any idea as to whether or not this is realistic or pie-in-the-sky, but we needed a starting point so here we are.
