access to mls

Hi there
Can any one tell me if the regular Joe can gain access to mls
Is it truly just for realtors an brokers or can I buy subscription to the service
And if I can will I see what my realtor sees and I can I do the same kind of searches
That they do Ifve been to the free ones they do work some what but I would like to
Do a bit more advanced search such as listing that have been canceled or expired
Or key words in listing
If any one has idea please let me know I live in Florida

You have to be a realtor and a real estate agent/broker to have access to MLS. You can contact a real estate agent in FL and ask them to e-mail you daily listings that fall under your criteria.

Even if you have many different groups of criteria they can set them up one time to run on autopilot. Even if you want expired or withdrawn listings, different cities or groups of cities.

Aso, request the full report or ‘agent detail view’ so you can get all the data the agent sees instead of the useless cra p you get on realtor.com. This is about as close as you can get to actual access to MLS listings.

Any agent that will not do this for you is not worth dealing with. If they won’t do it, ask another.

You can also use www.realtor.com (“the Official Site of the National Association of Realtors”)…it has the listings but you won’t see everything the Realtors see…

If you’re going to have an agent do this for you, please make sure you USE THIS AGENT when you buy and sell properties. As an agent myself, there’s no way I’d give someone I’ve never delt with the full “agent detail view” of properties unless I’ve worked with them on previous transactions or they signed a buyer’s agreement.

most people think mls is just a “website” in fact mls is owned by the association of realtors in a given area, and therefore paid for by those members. in order to benefit from this information, you need to “hire” a member, i.e. Realtor. not all licensed agents are Realtors, but all Realtors belong to a Board and thus have some access to their mls. You cannot receive full reports unless you have hired a Realtor with a Buyer’s Rep written agreement, if in fact you do receive these the agent providing them is actually in violation of the rules of the Board.
