Yesterday I was watching the flip this house series on tv. On the one show they aired Armando teaming up with one of his interns.
I was interested in this episode mainly because I was able to see someone new to investing tackle his first house. Fortunatley he had Armando to guide him through the process.
Understand I’m not trying to patronize anyone,but, I see this a good learning tool.
First of all you never give money to any contractors with out a signed contract. If you do as shown you can get nailed very easily and be out your money. Does this mean that all contractors are that way , no. Just make sure to cover your backside.
Second never use personal taste on a flip house. Your not going to be living there so you want to set the house up as a blank slate so potetial buyers can visualize what they would do to the house.
And lastly pay close attention to your scheduling of contractors and pay attetion to what your contractor are doing. I would assume that the first couple of houses I will do and any new investor will do would get a bit overwhelming. So if you have a mentor that has lots of experience draw on that. Don’t be afriad to ask them questions. That’s why they are there.
Every time I see him on TV while flipping channels, I want to see how far I can stick a spoon down my throat before vomit comes up.
