$ 4,000 Cash flow-How to invest?

Dear seasoned investors,

If I had a cashflow of $ 4,000 for 24 months from my business, I would really like to invest in income generating property:

Since its not a lumpsum amount that I cant use it to buy property outright. So any ideas on how you guys would invest?

depends what your trying to do or like to do if like buying low and selling high you might be able to use the money to bring some pre foreclosures current and deed the property to either keep as a rental or wholesale…you could get tired landlords to to maybe sub 2 property to you with a little walking money from the property…the list goes on …what do u like to do and where do you want to go ???

Maybe there is some better opportunity out there. Iam not sure.

bid on tax forclosures. Bidding starts at the amount of tax owed and in Texas the home owner has to pay you 25% interest if they want to “redeem” the house within the first 6 months and 50% interest if they redeem it between 7 and 12 months.

If they don’t redeem within one year you now own the property for paying off the taxes.

I’d tell you what I’d do.
I’d buy one property per month using 100% financing.
I’d try to get properties with a tenant in place.
Assuming I found enough properties where the numbers worked, I’d end up with 24 properties in 2 years.
No joke!
