$20,000 on one deal. Somebody hold me down.

I was a bit depressed lately cuz even though I’m making over 20 grand this month, I been trying like hell to get some deals going with my partner Rich on our Kings County list of absentee owners. Sending out thousands of letters and post cards, talking to a lot of sellers and making a lot of offers.

Finally today one of the deals we looked at we got a buyer. Were only making $2,500 each but, It’s great incentive and will keep my buddy Rich in the game till the bigger deals come in. Signing contract tomorrow.

And talking bout bigger deals, I got a call from a Realtor a few days ago, he seen my ads on Craigs list that I buy houses & Apts.

He’s got a 4 plex that has fire damage and 3 units are gutted to the studs. He’s asking 120K I added 20K to the price and sent it out to all my cash buyers, about 5 or 6 of them. Several came back and said it was too much, one buyer said he just got a 6 plex for 99K

So Today I was really surprised when my buyer Seth calls, and says he wants that 4 plex for 140 Thousand friking dollars. What does that mean for me, haha, a $20,000 payday, that’s what.

This will be my highest amount made so far on one deal. That’s if, it comes together, and It shud, my buyer wants it and he buys most everything I throw at him.

I got an $8,000 deal closing this Thursday and another $8,000 deal I’m splitting with my buddy Jerry, also closing this Thursday or Friday. Also have a few other small $2,500 deals closing next week.

Let’s make some MONEY…

I recently co-wholesaled a deal in Phoenix AZ and received $5000.
$20,000 does not seem to far away!

Unfortunately this deal fell thru. But, more deals are out there, and bigger and better.
My biggest deal was $15,500 but I split that with the finder and the biggest one I kept was almost $11,000
