my 2 cents… In my state a trust is $235.00 just to the state never mind a lawyer is you use oh then $75.00 annual fee… oh the LLC is $500.00 to the state and $500.00 annual fees never mind using a lawyer to set it up… plus all my home owners issurance goes thru the roof if it’s in a LLC. So I had My agent qouted me 450.00 a year for just a 2mill umbrella policy… not unreasonable “I have multiple properties” but before they would issue it they also wanted me to increase my limits on all my car insurances… ya can’t win…
Just for giggle go to the reg of deeds usually on line punch in your name you’ll see everything you’ve bought or sold past and present! Lawyers aren’t stupid! They will get ya if they really want to… I try not to give anyone any reason to hunt me I play by the rules and treat tenants fairly… I had one tenant years ago play the slip and fall game my insurance company to her lawyer to pound sand see ya in court … nothing ever came of it…
