I am nice to almost everyone, and treat everyone - rich or poor the same - with a decent amount of respect.
However…don’t get the wrong idea. I am tough as nails and if anyone @#@#$'s with me I will hit them back twice as hard. That applies to whether it’s a fist fight, when it comes to a rental property or if it deals with a business transaction.
Do not ever forget that you can have large cohones and still treat people very nicely.
That’s one of the big things I don’t like about Mike’s book. He is a brilliant property manager, but his personality is too negative. He may not show it when he’s with someone in person…but his thoughts are very well expressed in that book.
I try to be the same way. I agree with you. I’m nice to a point, but I go all out if someone messes with me or my family. I send letters to both HUD offices here when someone screws us over on money from a rental. My goal is to make sure they can’t rent a cardboard box if they screw us over.
Our reputation is such that we don’t really advertise our vacancies anymore. People around town know we rent pretty nice houses and fix things when they’re broken.
From what I remember Mike had very rough area rentals. He carried a gun constantly and had many instances… And you say he had 50 units of that LOL…No thank you…You couldnt give that 50 units to me and all that comes with it… Vandalism,evictions,dogs,water bills,repairs,delinquent payers,chasing people around,police,tax bills,phone calls,BS…
I credit him for him for investing in areas and markets that no one else will…
If you feel the country is going down then follow your beliefs and cash out. Well, I wouldn’t then want cash so you better transfer that to gold and silver and make sure it’s not kept in a bank because they’ll close their doors and you won’t be able to get it out so you better lock it in a safe in your house. ---- I hope this helps you.
And, if you believe this is a buyers market because they country is on a low then buy, buy, buy the guys assets who believe they need to cash out. You’ll both win.
With all the negativity my aim has been not to worry over things i do not have control over,taking a day at a time and off course watching out for who i listen to.
Quite interesting Topic; I have learnt to be content in plenty and in luck. Living each day as it comes. counting
how much i need for today and waiting for the next day to come and pass. If i have for each day i thank God and look forward for the next day to come.
2014 is upon us. Stock markets are reaching new highs daily,many RE markets have bounced significantly off their lows. Capital isn’t as easily available but if you can obtain it , its cheap. Even hard money is everywhere. World didn’t end…

I seen a TV program years ago about these Australian modern cave dwellers. The carved out their houses in this soft rock. It was amazing how beautiful and cozy it was. Beautifully sculptured dome ceilings. They would coat the surface with something to seal it. Some had indoor pools and Spas and sylights. The inhabitants seemed to love it and said they could expand their living space when the need arises.
My Popular Mechanics magazines would sometimes feature alternative housing. Some were covered in soil and claimed to have a temperate climate inside needing minimal heating and cooling…
Most people I think would prefer a traditional style above ground dwelling including myself, but heck, living in a modern cave could be a great way to live, and not just survive.
Now I love watching that tree house show, these are not rikidy barn board junkers with a rope ladder but full blown gorgeous houses. I have also seen shows where people have made their homes out of missle silos and boats and airplanes, really creative.
So maybe if we do have an economy meltdown, we can all get back to nature, haha

I hope everyone is making size. Shaping up to a massive year for those who invested heavy during the supposed end of the world. The Real Deal is a magazine I follow for my career. Its astonishing how much capital is being put into RE/CRE now. Staggering , and I don’t mean just in NYC, nationwide huge deals are getting done.
Best I ever saw for the end was a little store front religous organization had a big big writing in the front window that said “Repent…Repent…Jesus is coming/”
And down in the right hand corner someone had written , “and boy is he pissed.”
