The Demoralizing Effect of Unmotivated Sellers

if a prospective seller does not trust u, they will not sell u thier house in ANY manner, no matter how desperate or close to the auction block they are. it is our jobs as investors to:

1-educate the prospect on ourselves
2-present them with what we do
3-make them an offer
4-wait for a counter or acceptance
5-close the deal or move on to the next one. there’s lots of folks out there needing our help

if they do not want to take our reasonable offer, they are not motivated, plain and simple. maybe they will call back, maybe they won’t if it;s still a deal to u when they call, u move on it. if it’s no longer a deal to you when they call, keep on moving. there is another waiting around the corner.

If they say

my house appraises for 250k and I want 250k hang up and move on!!

I m still learning and can you go on describing your strategy with financing after negotiating the deal with the seller

  1. how do you close in 48 hours? If you are using private lender, wouldnt it be so expensive in area where house median price is 600K ? If not then you might already have buyer lining up

  2. what if I dont have a buyer list starting from scratch ? So now i go and place ad to build up my buyer list and call them up when i get a deal going, huh ?
