Hey…I love Spam!
While growing up we ate a lot of it because we couldn’t afford steak with a family of 7.
My ex also used to complain about it all the time.
He never understood that I cherished those “spam” memories of us sitting down at the dinner table after my dear Dad came home from carrying mail in LA while my sweet Mom stayed home to raise us.
I agree that message boards are great.
2 years ago I had to educate myself on divorce law from message boards to help me fight for every dime that was legally mine after 23 years.
I knew absolutely nothing about stocks, bonds, real estate, etc…gosh, I didn’t even know how much in assets we had to split or what bank the safe deposit box was at, much less what was in it!
I didn’t sit home reading magazines for 20 years, I ran our biz 18 hours a day. I was not a dumb chick…just too trusting.
After getting a handle on what I had to work with, I jumped in full force into the investing world last summer.
I currently own properties in 3 states, doing a 1031 that I turned 200k on, investing in notes and soon to close on my 10th property.
I just established my first LLC in Nevada and now learning about land trusts and buying Tax liens.
If I wanted to, I could now afford to buy a restaurant…hey, maybe I will serve Spam…LOL.
I love this board. I really appreciate all the people who share. Because of them, I no longer have to listen to all the “great financial advice” coming from stock brokers, advisors, etc…
Now I do my own research, decide on which deals make sense and what is best for me.
I thank all the people on this board. Their advice allowed me to retire last month to do investing full time. I plan to help other single women reach their goals, that is my purpose. To give back.
If I can do it, they could too.
And I will CONTINUE to eat Spam. Not only because I do enjoy the taste, but also because it reminds me of where I was then and where I am now! Thanks for the memories Spam.

Linda, I’m not sure who the cartoon character is that you have below your name but it ought to be superwoman. Way to go and I’m sure there are a lot of women (and men) who need your advice and inspiration (hopefully not my wife of 37 years). Good luck with all your endeavors.

I strongly believe that the reason I have been so successful with my investing decisions is because it’s not about me, it’s for raising money to eventually open up my women’s center.
I am very happy to help all with what I have learned…and that includes honest men who want to do things for the right reasons.

Being from the sixties, it sure did look like snow white to me…how embarrassing…lol

you are very welcome…lol I did read your post about your success and I have to say that is great. I have yet to make a deal, however because of boards like this and the help that experienced people go out of there way to offer free of charge, I know it can be done!! It’s all about having the courage to pull the trigger on that first deal. My biggest fear is this. And if anyone has thoughts I would appreciate it. I have found some great deals, fsbo, preforeclosure, roe’s you name it they are out there. However!!! some of these properties (reo’s, and fsbo’s) have been for sale for several months. What makes me think I can buy it and sell it at a higher price in a timley manner when they can’t sell it at the price they have it at now. And since I will be using HML I would have to sell relativley quickly.

Wrong attitude. You need to find the ugly house on the block. Every house I ever bought I would get neighbors that would come over and shake my hand and pat me on the back and thank me because they were glad some one finally bought the house and cleaned up the front yard and painted it. Looking for ugly houses is the way to go that have been on the market and mom and pop do not want to have to fix up. You are right in that you probably can not buy most houses and just resell them higher unless you cab fix a problem that is keeping it from selling. Too with hard money you will have to find the best bargains not just average deals.

now lets take reo’s for instance. Is it common to make lowball offers on homes. When I say lowball there is some logic behind it, I have used DHLC’s deal evaluator to figure a max offer. I guess what I am asking is, is it acceptable in this indusrty to throw a bunch of stuff at the wall and see what sticks? (from an offer standpoint).

I have had several investors tell me that is the way they do it and it works. They call it a numbers game. Make 100 offers and get 2 or 3 that are good deals. REO makes offers and never even looks at the property. He hires appraiser etc to inspect for him. Reminds me of the Joe Walsh song “Life Has Been Good” where he tears up motel rooms and has accountants pay for it all. LOL He also has a mansion he has never been to and they tell him it is nice.
The best way to buy REO’s is in BULK! I think anyway!

Yeah BOTH!!! No I bulk buy R.E.O. properties and flip them to other investors
Example I buy 20 houses at $.60 cents on the dollar and sell them for .75 to .80
Keep the best and wholesale the rest!!!
