Possible first deal

The seller’s been putting off meeting with me to sign the agreement of sale, and last night called to tell me that she was offered and accepted $70k “as is” from someone. Someone’s paying her more than her list price! I almost had the place at 23% below her price. Really disappointing, but I now KNOW that I can find and negotiate a good deal. I should’ve hopped in my car that day and gotten the contract signed - as reoconsultants said.

Lesson learned. . .I did tell her that if her new offer falls through, to give me a call.

This will be the first of many disappointments. Just take comfort in the fact that some other guy got shafted.

Eventually you will learn to bring a checkbook and a purchase and sale agreement to the property when you view it.

This happened to me a few times so now if I am going to lowball a price even when a Realtor is involved, I present my offer directly to the seller.

The logic is simple. If you are selling a house for 50k and some guy offers you 30, wouldn’t you rather sell it to a co-worker or friend at 35k if you have to let it go.

I faxed a 54 k offer on a 60k condo. The agent told me the seller accepted I would have the signed contract the next day. Next day I got a call that seller sold to another buyer. I waited for the closing and checked the sales price. 54k. Turned out she was a co-worker of the seller.

Live and learn, my friend. It is a good lesson.

Disappointment is but a word which has no hold on one’s emotions except one allows for that word to mutate into imagination. When one door closes, another door opens. You need to be watchful 'cos another doorof opportunity is about to BURST OPEN!!
