I also just got a response from a motivated property finder that has sent me 5 potential deals just today... They were from Craigslist and I haven't been able to get in touch with the owners yet, but he said if this arrangement works, he would do it for years...He thinks I’m a rehabber… I’m afraid to tell him what I do because he’s smart enough he would probably do it himself…
You don’t cover all of Orlando, you target certain areas. That being said doing it any other way than what I suggested is a waste of both time and money. Putting a few signs here and there obviously hasn’t worked. I target an area about 1mile by 1 mile. Stop thinking of excuses why you can’t do something. Just get out there and do it.
The person bringing those deals is a wholesaler. If it’s a deal have him sign your assignment contract assigning it to you. ALWAYS have them use YOUR documents. Then find your buyer.
