Need Your Advice

In my opinion, you should be very careful taking someone advice. I consider that one can give an advice to you only being you :slight_smile:
Otherwise - just to share his experience, not more. And even then you should be careful because if his experience is mistaken – you can make a mistake and understand that too late.

Just sharing my own experience.

Save your money and do a little more research. If you have time to post on forums, you have time to search for properties.

Study the various ways to acquire a property, subject 2, land trust, lease option, etc.

If you triple net lease the property once you acquire it, you have no responsiblity for maintenance or repairs.

Why buy a property that needs a contractor? If you need a contractor, try the yellow pages or ask a local realtor for a referral.

Lots of questions need to be answered before you are ready to invest. Be careful, invest wisely, and don’t waste your money on unnecessary services, you are just reducing your potential profits.

First of all, I want to apologize to anyone who thinks I responded negatively about their advice. That was not my intention. The last thing I want is enemies in this forum. But I don’t understand how someone can make assumptions such as “if he’s so smart, why aint he rich?” Or “Either way, he is puffing up his title and telling you that he can do things which he can’t do.” How can someone say this about someone else without meeting him? How do you know he’s not rich? How do you know what he can and cannot do? How do you feel about someone criticizing you and not know what you are about? That’s the reason I responded the way I did. Don’t get me wrong, I don’t treat this Jim Freeman guy like a God. In fact, I don’t know much about him and don’t intend to go into business with anyone without doing any reasearch on them. I know most of you veteran investors can do this in your sleep. That’s why you don’t approve of guys like him. But for a rookie, I see things differently than you do. Yes, I believe in self education. Yes, I have the drive to do that. The reason why I considered his services is I can learn from him and it will minimize the costly mistakes a rookie may make.

But after reading everyone’s advice, I have decided to go forward and do this by myself. I’ve already learned so much in the last month by just being in this forum. If I make a mistake, I’ll just have to learn from it. Hopefully its not a very costly mistake. Again thanks to everyone’s advice. They are all valuable. Peace!
