As for me I would pick 1935 (hardwood floors, lath and plaster, cove ceilings, charm) over 1965 (slab floors, dry wall, ticky-tacky) anytime.
Pick quiet street over noisy street. And definitely pick better neighborhood over worse neighborhood. Number of floors irrelevant.
California is interesting–you never know what’s going to happen. I was just in San Diego, and drove by all the houses we once owned. Much to my surprise, some of the houses close to downtown that had great commutes and weather went downhill. Went from middle class to pretty slummy. Charming old houses torn down and replaced by cheap stucco cubes which ruined the whole street-scape.
The better area houses also looked pretty sad. Yards almost everywhere yellow and unkempt due to water restriction and high prices. Many more cars parked on the street as adult children have to live with the parents. More density in SFR neighborhoods.
Our old historic “Brickrowhouse” in National City however looked gorgeous. Too bad we sold it, AND lost money on it. You don’t always get it right.
The point is…Give it your best guess, but you might be wrong. But at least you are doing something.
