Paul Strauss gave a great answer. Be creative and adopt a mentor. It’s easy. Find the area of real estate that really interests you and check out so-called gurus or mentors who specialize in that area.
You can go to the site navigation on the left and find a lot of info, but the best way to learn is to go back on a thread in the area of your interest and read the exchanges. You will get a free education Good luck.

Phatman5- I don’t know of a local (in your state) mentor but I do know of a nationwide group that provides education, properties, and cashflow and they have mentor calls twice a week.
mtnwizard–but free will only get you so far. The more eduation one has in this arena the more profitable they are more quickly. 
You don’t need to know everything, just everything about your niche. It doesn’t take money – it takes research. There is nothing any of the gurus are peddling that is not out there. They just organize it for you and charge you an arm and a leg. Oh, and thanks for the tip about education.

Wholesaler Mentoring Agreement
I, _______________________, hereby agree to all of the following IN FULL:
I understand I shall receive FREE OF CHARGE guidance on all of the following topics:
- Marketing
- Lead Tracking
- Negotiations
- Deal Closing
I understand I shall have the right to use the Seller Information Sheet provided by ***********, LLC. I shall also have the right to use purchase contracts developed by ***********, LLC or a third party as circumstance may necessitate.
In exchange for all of the above, I hereby agree to a 50/50 profit sharing with ***********, LLC on any of the real estate transactions that I initiate or close on until each party should earn $50,000. After each party has earned $50,000, both parties shall be released from this contract.
