the property is very cheap in little rock…a friend of mine purchased a forclosure for 9k needed about 8k in work…thats a win win!
Hey, just an update. I sold the extra lot on this deal for $6000!!! The neighbors wanted it to use as a huge garden/and to plant fruit trees. They may put up a fruit stand at some time as they are about to retire and have been wanting to do that. It is a corner lot with lots of traffic. I think this is an awesome idea for this lot!
The house has new furnace new roof-down to the rafters, new windows, new carpet (to be installed soon), will have new paint inside and out soon, some laminant hardwood flooring soon, newer appliances soon, small deck soon, gutted new bathroom soon-OH THE SMELL, and a cute new porch swing, I am making progress!!! Bought for 34k, sold lot for 6k, estimated rehab costs 12-15k. I will have 40-45k in this one and can hopefully sell for 60-65k. I will update when I get it on the market!!
