If you could eliminate one big headache in your RE business...

Just a quick note on contractors in terms of the late penaltys…I have always used and also recommend a per day late fee in contracts with contractors…this past spring I was helping an investor who had to charge it (for the first time)…the contractor was late for a lot of reasons…and when the contractor told his subs that he would have to start charging them the late fees, the subs walked out on the job and never came back…which put the investor either further behind.

Anyway the per day late penalty barely covered the investor’s costs and didn’t cover the aggravation or lost opportunity costs…so the lesson here is to make sure the per day late penalty is substantial enough that it makes a difference…even if you’ve used the contractor before and never had an issue…Chris P.

How long has it taken to create, apply and master the systems you use? Also, how many units did you have when you started to apply the systems?

My goal is to get where you guys are at. Do you have any advice or reading you would reccomend for developing and applying systems?

Dealing with unmotivated sellers. Makes we want to smash my head against something really, really hard. :banghead

It especially irks me when people try to negotiate using an appraisal that is 2 years old. Hey, welcome to the party, it ain’t 2005 anymore.

A close second would be dealing with mortgage brokers. Is there some sort of required training that teaches them to not return phone calls/emails/faxes when things start to get complicated? Drives me NUTS.
