If this tenant does not pay by the 3rd of each month, start with your evict process correctly. One thing i learned. NO MATTER what the story is, on the 4th they get the 3 day to vacate letter and i follow through. Plus make sure you go for damages and ding the credit. So many landlords do not want to go for damages and then the deadbeat tenant floats to someone else. As much as we want to get rid of them , at same time we need to work together to show tenants need to pay ontime. After all, you can not tell the bank no mortgage payment this month because my tenant did not pay yet. They do not want to hear it and you should not.
I tell all tenants upfront, I do not want to hear stories, I just want cash each month. Do not pay and I ask you to leave or I evict.
