I would use a UPS Store po box.
It will read like a regular street address with a suite number.
I would not just send them out without an return address.
In the future you should consider www.ListSource.com as a source for your list.

black and white no color is just fine.
go with those first … and if you want to test the color then do that later.
Your message needs to stand out from what everyone else sends.
Are you behind on payments…In foreclosure… etc is a bit played out
Buy Dan Kennedy’s Ultimate Sales Letter book at your local book store and use that as a guide.
Don’t be afraid to fill up the card letting the owner know all the benefits that you have to offer.
Don’t forget a benefit driven headline as well.
I would also recommend a 24 hour recorded message line
I would not worry about an LLC at this point … just send the mail.
finally, I would split test among different cards BUT the only way to do this is with a 24 hour recorded message line.
Thanks for the help Chrischico. Why do you suggest using listsource.com? What advantages do you see over melissadata.com?
Interesting about the color for the post cards. I will first mail using black and grey. It’s cheaper so that will help!
Thanks
