Contracts are state specific, and investing strategy specific.
Here are some options for you:
Pay a realtor for an hour of their time (about $100 will get you just about any realtor to do it) and have them walk you through a contract and how to fill it out
Talk to a title company and ask them to walk you though the contract and how they like you to fill it out, some will be glad to do it for future business
Pay an investor to show you how to fill out the contract locally
Take the Contracts class that Realtors take, it is open for everyone

I love fadi’s suggestions above… The only one I would add (I am sure fadi thought it was a given so he did not mention it…) - read the “standard” contract for your state before you do one of the four suggestions above. You will find that you will get the most from them if you take the time to read the contract first. I was amazed when I took my real estate licensing classes that there were some people close to completing the course that hadn’t taken the time to read the contract. They took the class and learned how to fill the blanks, but they did not read the whole contract… to me this is being reckless…
