Actually, there is no way of you knowing if there will be any maintenance or not. Here is an example of a real life situation.
Mike (propertymanager) bought his first property years back, it was a cheap, terrible house, if I’m not mistaken it was for around $10,000. He got some help from his dad, they fixed it up really good, made it an amazing looking house. They rented it, started collecting their rent, no problem. When the tenant left, the house was destroyed, I don’t know how much maitenance had to be done but I know it was a lot.
The point of the story is that you will never know how much maintenance needs to be done. That is why the 50% rule is so crutial.

But I purchased the course a few months ago and since being on this forum have realized what a mistake I made in doing so. :banghead :flush :help
