Anybody have an opinion on Wendy Patton's book?

Just my 2 cents.

I bought and read the book. It reads like a guide and how she handles some situations. NOT a how-to book. She explains how she organizes her properties and keeps track of her offers. When to use Sub2 vs Lease/Options and she gives some of her contracts clauses. I thought it was well structured and easy to read. Good for getting the novice familiar with Lease/Options and Subject 2 deals, when and how to use them depending on a very generic situation. Personally I liked it for what I paid. VERY VERY cheap education which could potentially get you started. It’s really up to the reader to make of it what he/she can and if there are any questions you could invest more into research or professional counsel.

Just never let a negative attitude sway you from learning. Most people fear what they don’t know then they “recommend” you don’t do it. Learn and find out for yourself.

Here’s my suggestion: If you’re curious about L/O get Peter Conti and David Finkel’s free ebook. It’s a good primer and you should get some idea of whether L/Os are your thing or not. I don’t buy their negotiating techniques, but everything else is fine.

If they are, get Michael Carbonare’s manual. It’s dirt cheap as courses go and includes absolutely everything you need to do both sandwich and cooperative assignment L/O deals. This is by far the most complete and no-nonsense course I’ve ever read for any technique, plus you’ve got one of the most supportive authors around with a super friendly forum to boot.
