The one that you are comfortable investing/managing and that makes a cash flow. Each has its own pros and cons.

In the market I’m in lean more towards SFH for various reasons. #1 they are easier to accquire. #2 they are plentiful. #3 tenants tend to stay longer and take better care of the property.

I also have apartment rentals that do just as welll. IN my experience MFH seem to cash-flow better than SFH.

IF your thinking about apartment rentals make sure the utilities are seperate.

It primarily depends on your market.
