You can, but its gutsy. Since there might not be certainty that you can line up the funds to close it. Might be best to get a pre-approval from a lending source prior to contracting (or more than one lending sources), so that you are more confident that you can perform and not lose face with the seller (or realtors if involved).

At this point in my career yes, but that's because I've done it before and I know my investors are wiling to invest in me if I have a deal.
If this is your first deal I would advise against it. If you can, do the first couple deals using your own capital. Once you have a track record, I would feel more comfortable approaching people to borrow their funds.
