Pre foreclosure/financing

We have a preforeclosure under contract at 92K.  It only needs cosmetic repairs (carpet, paint, etc).  Similar properties in this neighborhood sell for 140-150k.  How do I find good private lenders that will allow us to close this deal within the next few weeks?

Most Hard Money Lenders would be glad to loan you the money - they specialize in quick closings, usually.  I believe that this site has a specific forum named Financing, Hard Money that talks about this.

I recommend posting on that forum and see what type of response you get.  Chances are there is a HML that can help you...

Are you looking for hard money or to be financed with a regular loan?  Where is the property located?

Personally I would not use a PI or a HML I would use a bank loan and get better terms and get your repair money out when you purchase the home.

You can get bank loans fast too.
