Prospective Tenant requesting modification in Lease Agreement

I am new to investing. I am working with a prospective tenant for a residential property. Credit is good, prior landlord reference is good.
I am using the standard California Residential Lease Agreement Template.

He has requested the following change… This paragraph basically states we are obligated to wait 30 days to receive possession of the home after April 1st 2015. Can we add something that states we only have to wait 5 days and at our option terminate the lease agreement? I think the only reason we couldn’t move in is because there was some unforeseen damage to the house that made it unusable.

It sounds reasonable to me, any feedback?
