If you’re looking for sellers, Pre-Notice of Default (Pre-NODs) are great and get a super response rate, but many of these are short sales which take awhile to close. Absentee owner properties will close faster, but these sellers may be less motivated than Pre-NODs.
If you’re looking for buyers, try a high net worth list or a renter list.

Acually I am leaving the short sale field and concetrating more in wholesaling & flipping! I do have a pretty good list of buyers but need to nail the right route to motivated sellers.
If you have the buyers on deck, you are golden. Get your signs out there, have them contact you. Makes life less stressful this way. :cool
