Hey all, happy Monday! Getting right to the point, I have a consulting company in Chicago that will be relaunching full force in early January with a strong focus on wholesale activities. As many of us know, there is not a shortage of willing and capable lenders/investors for deals, just a lack of committed individuals to find and deliver quality deals. My company Apex Endeavors, LLC will be dedicated to putting in the work to get those quality deals for the benefit of the motivated seller, the investor and ourselves. We will begin reaching out to distressed home owners during the first week of January and would love to have a few investors at the ready to start fielding opportunities by then. Please feel free to drop a line if you would like to speak further. Our primary desire is to deal with local investors, but money is money and at the end of the day, the goal is always to close the right deal for all parties. Thanks!

My question is can you do a double closing, on REO, or foreclosed
property, and can I use transactional funding
Second, doesn't HUD houses have a addendnum saying the properties are sold only as a owner-occupied.

Hud homes have bidding that's only open to owner occupants in the beginning. If it doesn't sell during that period, it will then go to all bidders which includes investors. If you bid during the owner occupant period, you will have to sign an addendum at closing saying you'll occupy the house for one year. You don't have to sign this addendum if you bid during the all bidders period.

My name is Ken Rogers and I'm new to investing in the Chicago metro area. I'm interested in doing seminars, and we are putting together a team of experts to educate people that are interested in converting their IRA and 401k accounts to Self directed IRA accounts for the purpose of investing in entry level SFR real estate. I was recently invited to an investor group meeting which ended up being a school that teaches all aspects of real estate investing, but the classes are from $2000-$15,000. I was wondering if anyone had any positive or negative feedback?

Yes Nouveau Riche reformed at Renatus. Operating slightly differently but the same people, the same overpriced education but their real focus isn't real estate but Networking Marketing.
They invite people to their meetings, and sell you on their education. The person that referred you gets a % of the take.
There are some people in Renatus that actually do get to the point of doing Real Estate, but most just re-sell the education.
