what is a good mailing list source? i alread have already tried us lead source. :help
plz explain your question, what type of mailing list source u r inquring for? as there are numerous mailing list sources available in the real estate business.
For a mailing campaign for free and clear houses, out state owners, or inheritance homes. I know its alot of wannabes out there i want the best. I have used us leads list and it was only about 130 names. I want at least 250 names
Depending on your objective.
US LeadList is great for Inherited
Listsource is great for property data… absentee, equity, etc.
There are various places to obtain mortgage late data.
The key isnt the data as much as the filters for the data.
For probates I have someone go to the courthouse.
For expired listing leads, farm area, high equity, etc I use MLS.
For Fire leads I have a fireman friend and there is a website for my area.
For uglies people I know give me addresses of ugly houses they seen or I’ll drive a new neighborhood myself.
I have also used MelissaData in the past. For out of area, I have purchased from the County.

I’m confused - how do you use the MLS for high equity?
Using TREND (I said MLS my bad) under the public records I can filter data that I want. For high equity I select the areas I want to market to then I pull settlement dates from 1990s and prior.
If you do not have access to TREND you can obtain this from your county or I have also used MelissaData.
